Community Center Lease
Our city council has recently agreed to lease the property where the McFarland Community Center is located. From what I hear, it looks like construction for some type of fast food restaurant is being planned for this site. I think this is a great idea that could add jobs to our local economy and provide us with another dining option. But a few critical items that I question about this lease are:
- Why is the city council agreeing to lease this property at ~$1,900 per month when the fair market value for a commercial lease on a site of this size with a high traffic count beside Highway 99 is at the very least $4,000 per month (using a very conservative estimate)?
- Why is the city council locking the city into such a low lease rate that has a fixed consumer price index increase built in for the next 40 years?
- Why is the city council agreeing to pay for the demolition costs to prepare the site for the developer?
It seems like we have an extremely generous council that is willing to do anything that it takes to attract businesses to our community. Or could it just be that they are not competent enough to negotiate a fair market rate lease? I sat down and made some quick calculations of the potential revenue that the city is leaving on the table and I estimated that their poor decision will cost the City of McFarland ~$900,000 in today's dollars. This is money that could be used to support so many other projects in our community and it is just another example of how reckless they have been with our money. Exact details of the lease still have to be confirmed. I walked into city hall and requested a copy of the lease but I was told I would have to wait at least 10 days for an attorney to review my request and get back to me on a decision.

Someone attending the council meeting asked how could a contract for 20 years be done.I think that question should be asked to the present council members since they are in the process of leasing city land for 40 years or thinking about doing it.
